Owner-Occupied Home Staging for Maximum Appeal

What is owner occupied staging?

Owner occupied staging is very important in the competitive market of Real Estate. Ford Elite Homes will help owners create an ambience that will help their home stand out to entice buyers to submit highly favorable offers. Owner Occupied staging is done in three (3) phases. 

Phase 1:

1-2 hour comprehensive consultation which includes a home-walk-through, discussion of cost effective recommendations, and scheduling the staging appointment. 

Phase 2:

Owners will receive a written report that includes a to-do and shopping list. The report provides owners with a guide to help create an atmosphere that offers simplicity with a lasting impression.  

Phase 3:

At the scheduled staging appointment owners will receive up to three (3) hours of de-cluttering assistance along with light housekeeping services limited to light dusting, sweeping, moping, vacuuming, and wiping down surfaces areas. 

Will the owners use their own furniture?

Yes. Owner occupied homes are not eligible to receive furniture provided by Ford Elite Homes. 

Do you offer home organizational assistance?

Yes. We provide home organization assistance. Our packages include organizational accessories.

How much notice is needed for set-up?

Please allow for a seventy-two (72) hours turn-around time for initial set-up? If expedited service is needed, please email shenille@fordelitehomes.com  in the subject line state Expedited Initial Set-up and include the address. 

How much notice is needed for a clean-out?

Please allow for a seventy-two (72) hours turn-around time for initial set-up? If expedited service is needed, please email shenille@fordelitehomes.com  in the subject line state Expedited Initial Set-up and include the address. 

How long will furniture and accessories stay at the property?

The initial agreement starts with a sixty (60) day agreement. After the initial agreement, if additional time is needed please email Ford Elite Homes at shenille@fordelitehomes.com in the subject line please state Extension Request with property address.

 

What happens when furniture or accessories are damaged or missing?

Per the Ford Elite Homes Staging Agreement, the Listing Agent agrees to pay a recovery cost fee from their commission payable to Ford Elite Homes on the day of closing. If the property does not close, the Listing Agent is responsible to submit payment to Ford Elite Homes within five (5) days of the cancelled contract. Failure to satisfy the Recovery Cost will result in legal actions and prohibition from any and all future services. 

What does the initial set-up include?

 Furniture and accessories set-up along with light housekeeping limited to light dusting, sweeping, moping, vacuuming, and wiping down surfaces areas. 

What does the Clean-out include?

A Clean-out may occur 24-hours prior to the final walk-through or when a clear to close is received. All Ford Elite Homes’ furniture and accessories will be removed. Light housekeeping will be performed and is limited to light dusting, sweeping, moping, vacuuming, and wiping down surfaces areas.
